Because these contracts are awarded for an indefinite number of projects, this contractor already had a strong relationship with Concord's General Services Department, which helped accelerate planning and communication.
After being selected for the project, the contractor took the lead in identifying a cost-effective solution for repairing the metal roofs. Initial estimates for a 34,000-square-foot section ranged from $895,000 to $1.7 million, with warranties lasting just 5-15 years. Because these options fell short of the city's goals for cost or durability, the contractor continued searching for alternatives and discovered a silicone roof coating that had performed well on a Boston-area building nearly 20 years earlier. The product’s proven performance led to its selection for Concord’s metal roofs.
